When you will need a SBEM Calculation for a Conversion

Talking about commercial building conversions, it’s important to note that they need an SBEM Calculation in order to follow Part L2B of the Building Regulations (or a regional variation). A conversion typically takes place if there is a ‘Material Change of Use‘, which is when the purpose or use of the building alters. For your reference, here are some examples of what counts as a ‘Material Change of Use’, according to Building Regulations/Standards:

It provides a rating from A (most efficient) to G (least efficient), indicating the building’s energy performance. A good EPC rating can attract tenants and potentially increase the property’s value.

An EPC can then be generated for sale of leasing requirements. With buildings boasting less than 500m2 in useful floor area, air pressure testing isn’t necessary; due to the 15m3/(h.m2) at 50 Pa as part of the Building Emission Rate (BER) calculation.
