How do SAP calculations for extensions work?

When it comes to glazing and openings, heat loss is higher compared to walls and roofs. Part L1b of the Building regulations requires that areas of new glazing should account for no more than 25% of new floor area.

Of course, many extension designs will propose more than this, and therefore will not comply with this rule. However, you can eliminate the negative effect of extra glazing in a highly glazed extension by upgrading other elements of the construction or showing additional solar gains from this extra glass.

We are here to provide you with various options that adhere to SAP regulations for extensions. Let us help keep your home energy efficient while maintaining its style!

Why you need a SAP calculation for an extension

If you’re planning an extension on your existing property, you will need to have a SAP calculation completed in order to comply with UK building regulations. A SAP test is required to establish the Energy Performance Certificate (EPC) rating of a building and accurately assess the energy efficiency of your proposed extension.

Focus 360 Energy offer this service as part of our range of New Build Services, ensuring that your extension meets all requirements, achieving compliance and providing peace of mind for you as the customer. Our knowledgeable and friendly team are on hand to answer any questions you may have about the process.

What’s Included in Our SAP Calculation Service?

Comprehensive Documentation: We provide all the necessary SAP calculation documentation required for full compliance with the Building Regulations, from the initial Design Stage (Predicted Energy Assessment or PEA) through to the final On Construction stage (On-Construction EPC or OC-EPC).

Expert Guidance for Success: If your project needs a little boost to meet energy efficiency targets, we offer tailored advice and recommendations to ensure a pass every time.

Dedicated Support: We’re with you every step of the way, offering clear communication and answering any questions you may have throughout the SAP assessment process.

Holistic Building Performance: We understand that a successful project goes beyond just energy efficiency. That’s why we offer a range of complementary services, such as air tightness testing, sound insulation testing, and ventilation assessments, to ensure your building performs optimally across multiple aspects.

Circular Economy Statement

SAP calculations for fully glazed extensions

While we all dream of having a bright and airy extension, the Building Regulations (and regional variations) Part L1b, unfortunately stipulate that the total area of any new glazing in an extension should not exceed 25% of its floor space. But don’t despair! If your plans do require more than this amount, you can still comply with regulations by introducing compensating measures or alternatively providing a calculation for approval from Building Control or a Verifier (Scotland). With our guidance, you can create an open, inviting addition to your existing house while staying within the guidelines that building regulations describe.

Involving an energy assessor early on in the project and having good coordination between all involved – such as architects and engineers – can lead to creating an even more efficient and comfortable home. When your SAP calculation figures have been calculated, they will form the basis for selecting a suitable system for each area.

Part L1A

SAP Calculations for New Builds
All new dwellings must now have a SAP calculation performed at design stage in order to demonstrate compliance with Part L1A of the Building Regulations.

Part L1B

SAP Calculations for Extensions
If you build an extension where the glazing is over 25% of the floor area, then we can undertake SAP Calculations to demonstrate Part L1B Building Regs compliance.

Part L1B

SAP Calculations for Conversion
If you renovate a building such that there has been a material change in use, then we can undertake SAP Calculations to demonstrate Part L1B Building Regs compliance.

Frequently Asked Questions

Open All

To give you the most accurate SAP assessment and helpful advice, we need a clear picture of your design.  Ideally, this means providing us with detailed, up-to-date drawings (electronic format is preferred) and any accredited construction details you have.

The more information we have, the better we can understand its energy performance potential. This typically includes:

Architectural Drawings: Floor plans, sections, and elevations to understand the building’s layout and dimensions.

Site Orientation: A site plan showing the position of existing elements and the orientation of the proposed building to assess solar gain and potential overshadowing.

Construction Specifications: Detailed information about the construction materials and methods for existing walls, new structures, roofs, and floors, including insulation types and thicknesses.

Window Specifications: Details about the type of glazing (single, double, triple), frame materials, and dimensions of all windows.

Heating System Information: Specifications for both primary and secondary heating systems, including their efficiency ratings and any controls.

Renewable Technology Details: If your project incorporates renewable energy sources like solar panels or heat pumps, we’ll need information about their type, capacity, and integration into the building’s systems.

Providing this information upfront allows us to conduct a more thorough and accurate SAP assessment, leading to optimised energy performance and a smoother compliance process.

SAP (Standard Assessment Procedure) calculations are the UK government’s approved method for assessing the energy performance of new dwellings. They predict energy use and carbon emissions, resulting in an Energy Performance Certificate (EPC) rating.

SAP calculations are mandatory for new dwellings to demonstrate compliance with Part L of the Building Regulations (England & Wales) or Section 6 (Scotland). They’re essential for obtaining building permits and ensuring your project meets energy efficiency standards.

Ideally, SAP calculations should be integrated into the early design stages of your project. This allows you to optimise energy efficiency from the outset and avoid costly modifications later. However, a final SAP assessment is also required upon completion for compliance and to generate the official EPC.

Multiple factors impact your SAP rating, including the building fabric (insulation, windows, airtightness), heating and hot water systems, ventilation, lighting, and renewable energy installations.

While it’s best to optimise energy efficiency during the design phase, some improvements can be made after construction. However, these can be more costly and disruptive. A professional SAP assessor can advise on potential retrofitting options.

The cost varies depending on the complexity and size of your project. At Focus360 Energy, our SAP Calculation services start from £80 + VAT, and we offer same-day quotes for your convenience.

Our team of accredited assessors provides accurate and comprehensive SAP calculations, ensuring compliance and offering expert guidance on optimising energy efficiency.

Under the latest building regulations, the quantity of glazing must be a maximum of 25% of the floor area of the new extension. Therefore over compensations in the thermal elements in other areas within the property will need to be made to show the CO2 emissions coming from the current house along with the proposed extension is not any worse when compared to the existing house and an extension whose glazing is within the allowed amount judged against Part L1B of the building regulations. You need SAP calculations to find solutions and demonstrate compliance.
