What is a Landlords Gas Safety Certificate?
The Landlords’ Gas Safety Certificate, often referred to as a CP12, is the report which lists all the checks carried out in your annual gas safety inspection and is required by law to be held for all UK rental properties where there are gas appliances present.

It provides “peace-of-mind” that pipework, chimneys and flues have all been fully checked within the last 12 months and that the property is safe for tenants to rent.
Once we have completed an inspection, you will get a CP12 Certificate which you must keep for at least two years. You must also give a copy of this to your Tenants within 28 days and if the property is newly rented, then a copy must be given to the new renters when they move in.
